3 Tips for making home sellers happy while waiting to close!
When you are purchasing a home, your life gets real busy right after get an offer signed around. Completing financing, getting inspections and fulfilling contingencies make life pretty busy. But for sellers, that period is a lot more nerve wracking than you might think. As a full time professional real estate broker, I have had my share of comforting sellers as we wait for our buyers to get their ducks in a row and close the sale.
As a buyer, you definitely don't want to leave your sellers hanging in the wind. Sellers that get freaked out can kill the transaction or at the least make it much more difficult and stressful. To that end there are three main things you can do as a home buyer to help keep sellers happy.
The first way to keep sellers happy is to complete your financing contingency as quickly as possible. Financing is the number one place that deals fall apart and it is what sellers dread the most. I know that banks want more and more paper from you every year and they never seem to be satisfied, but do your best to get what they request quickly and get your full approval done as soon as possible!
The second tip for keeping sellers calm while a transaction is closing is don't hover around the house. It seems crazy, but I have experienced buyers that want to stop by the house seemingly daily while we are waiting to close. Remember that it is still their house until the transaction is closed. No stopping by on a daily basis or asking to drop in' every week.
Making sure that the sellers are getting updates on the progress of your transaction is my last tip for keeping home sellers calm and happy. Hopefully you have a great real estate agent that is checking in with you and talking to the sellers agent, giving them updates. You may want to make sure that is happening though as a happy, calm seller is a lot easier to deal with if something comes up, such as a problem on the inspection report.
Remember, even though the sellers want to sell their home, if they get nervous or lose faith in your ability to complete the transaction, they can find a way to kill the deal. I have seen stranger things done during my years in the business. Sellers are not always rational, so taking a few easy steps to keep them in the loop and happy is well worth the effort.
