For both the buyer and the seller, there are many benefits for doing an owner-carry installment sale as opposed to conventional financing. In most cases, the transaction is win/win for both parties as sometimes the advantages inure to the benefit of one of the other. Most of the sellers of real property insist on highest price and all cash. Usually sellers wish for a fast closing with very little hassle. The buyer can also have a poor credit because of a divorce or recent bankruptcy. The buyer could be self-employed and cannot prove income.
