. Some people are very hesitant to do this because they have listed their home with a real estate agent and somehow believe they are not allowed to conduct any marketing activities themselves.

That is simply not the case at all. Of course there are agents who do not encourage their clients to pursue any advertising on their own, but that doesn't mean that it's inappropriate or outside the parameters of the exclusive right to sell listing agreement most homeowners sign with their agents. An agent's primary concern is receiving a commission on the sale of each home, and as long as that right is not jeopardized the fact that a homeowner is proactive about marketing is not a problem at all. In fact, it is truly an asset in today's marketplace where so many homes are for sale in most major cities. Sellers need to realize that it takes plenty of attention, time and effort to sell your home online today.

But the reality is that most people are online communicating with their friends on Facebook, shopping and playing games, as well as conducting business. Most people spend their time online and that's why it's crucial to reach out and put your home in a place where they will see it. For some reason, buyers will often spend time surfing around on craigslist.com and ebayclassifieds.com just for entertainment purposes, whenever they are mildly curious about the possibility of finding a new home in a certain area. But they won't necessarily contact a local agent in the same area or check out the multiple listing service at all. Maybe it's because they are not really serious sometimes, but I can tell you in my experience I get more calls and emails from my online classifieds than I do from agents wanting to show my home through the multiple listing service. It's been that way for years now. To me, the best way to accomplish the goal of closing a transaction to get your house sold is to sell your home online, meaning finding buyers yourself, and then let your real estate agent take care of the details when it comes time to write up the sales agreement and shepherd the documents through the closing process.
