Apartment Blocks- Doing A Full Floor Restoration
If you own or manage an apartment block, you'll have noticed that flooring always seems to be an issue
. Apartment carpets, tiles, hallways, stairs, there seems to be no end of problems, maintenance, and expense. The best floors, the best carpets, and even the best stone tiles, all need work, even despite regular cleaning and good tenants. The reason is age, and the solution is floor restoration, including
floor polishing, sealing tiles, and dealing with the effects of age.
Apartment blocks and flooring issues
The main problem with apartment blocks is that their floors are usually the last item on the agenda for maintenance. The usual situation is that a new owner finds themselves with a menagerie of flooring in all sorts of condition and all ages. Replacements are made ad hoc, whenever required, and the situation perpetuates itself. Every so often, the floors create problems.
These aren't cheap problems, either, particularly in upmarket apartment blocks. There are potential further issues in the general situation, where regular replacement of flooring becomes an ongoing overhead. This situation is avoidable, and the solutions are very straightforward.
Finding solutions and getting expert advice
The quick solution is a comprehensive flooring management program. Floor restoration doesn't require the sort of expense and upheaval of flooring replacement. Any floor surface can be treated and restored to excellent condition without fuss or any real inconvenience.
For example:
Carpets: Carpets can be completely rejuvenated. Modern carpeting responds well to restoration, and it's tough, durable flooring. Broadloom and carpet tiles can be fully restored.
Tiles: Tiles usually start to suffer when they've been taking a lot of wear and their seals have been worn away. This makes them look pretty shabby, but a restoration can completely solve any issues, and even recolor them returning them to their original appearance.
Timber: Hardwood floors are extremely good flooring, but they must have proper treatment. Every so often they need to be fully restored, and above all properly oiled, to retain their flexibility and prevent splits and wear.
Stairs and common areas
These areas are special cases. They take the most wear of all, and the flooring can really suffer. Common areas are often simply cleaned, which doesn't really affect the condition of the surfaces, which continue to deteriorate over time. This is a cumulative effect, usually over a period of years, and the result is dilapidated-looking stairs and dismal common areas which look like nobody's ever cleaned them.
These are also areas where you can achieve instant results with floor restoration. These areas respond very well to full restoration treatment. With new sealers, your apartment block will look excellent. Floor polishing or
tile cleaning in hallways can achieve miracles, even in older buildings. Carpet treatment does the same. However much of a beating your flooring has taken, the restoration will make it look fantastic.
The restoration work will also reduce your maintenance bills dramatically. The restored floors are much stronger, and far less susceptible to wear and tear. Any way you look at it floor restoration is the answer.
