Avoiding The Wrong Tenants For Your Vacation Rentals
When you own vacation rentals at popular destinations
, it is important that you keep your properties full all year long. You also need to find the right guests so that you can avoid any potential problems if that is possible. There are several different types of guests that might not be worth it for you.
One of these is the pet owner. This guest cannot bear to leave the pet at home and must be with it at all times. She will do whatever she can to work with you to allow her pet to stay, even if you advertise that you do not accept pets. You may want to pass on her business because it is rarely a good idea to make exceptions to policies, as this could result in problems with future guests that may suffer from allergies and look specifically for vacation rentals that advertise themselves as pet free. You may consider changing your policy and only accept small pets in certain rooms and charge a small fee to allow for clean up. This will allow you to make more money because you can open yourself up to new business.
Another guest that you may want to pass on having as a guest in your rental property is the one who visits only for Spring Break. He typically visits areas with beaches, such as Florida, Alabama, Texas, and Southern California to take a break from classes with a few friends. He, by himself, may not be a problem renter, but it is hard to tell what will happen once the group finds themselves some girls on the beach and returns to the house to enjoy some drinks together. There are many other types of people who are looking for vacations during this time of year that you could rent out your property to instead.
You also may want to avoid those guests that see open dates on your calendar and want the home for practically nothing. With every guest comes liability, but often these types are the ones that may be the least responsible, and they may not be worth the effort to snag. If you need the rentals, you could always counter his offer with one that is more reasonable for you in the open timeframe.
Unfortunately, there are always people who are looking for something for nothing and may phish and scam. These are becoming all too common, so you need to be careful with any booking off of the internet. These ones are those who look to ruin your reputation and will often offer you more than the rack rental rate for your vacation rentals. They are somewhat easy to spot because their inquiries into your properties will usually have many misspellings and have unnecessary information.
To find the right guests and avoid scams, a good rule to follow is that if it does not feel right, don't accept it. If you think it may be a scam, for your security don't respond.
