The surplus of unsold properties has decreased for the first time since the outbreak of the crisis, in the second quarter of the year, due to the slight improvement of demand and only 90,000 units constructed begun during 2010, according to the estimates in the latest report on the housing sector published by the Service Catalunya Caixa.

Catalunya Caixa has sold more than 1,100 apartments and has rented 1,800 in the first nine months of the year. The value of these assets and of transactions closed in the investment market is around 750 million euros, thanks to which the company has obtained a significant profit.

On one hand, Barcelona Real Estate news Lleida and Tarragona have reduced their housing stock in the second quarter of this year. On the other hand, Girona was the only area to continue the process of stock accumulation, although at a lower rate than during the first quarter and 2009, which allowed Girona to keep their ratio constant at 5.3% of the total stock.

This spatial heterogeneity is much more obvious in a more disaggregated analysis. Looking at the districts of Catalonia, 19 of the 41 districts increased their stock, 15 of these 19 had an initial ratio over the total park higher than the one of the whole of Catalonia. On the other side, of the 14 with a ratio above the average, only 4 showed increases, while the rest stabilized or reduced their stock.

Finally, this dispersion is confirmed by the municipal analysis. For about 80% of the 946 municipalities in Catalonia the stock of properties has declined or stagnated in the first half of 2010, although some of the most important municipalities in terms of population and housing stock have continued to accumulate excess supply, as is the case for Badalona, Sabadell, Girona, Rub and L'Hospitalet.
