A neighborhood's homeowner's association (HOA) is often the object of complaints within a community

. While you may be angry to receive a letter alerting you that it is time to mow your lawn, repaint your house, or that your Christmas lights have been up too long, you should always be grateful for your HOA. It is a necessary entity to maintain order and beauty within your neighborhood. There is a noticeable difference between neighborhoods with strong HOAs, compared to those that have no HOA, or a weak one.

Remember, an HOA is made of a Board of community volunteers, who donate their time and talents to make your community a desirable place to live. This is beneficial to your home's value, so you should be supportive of these volunteers, since being on the HOA is usually a thankless job. When you are ready to sell your home, you will be thankful for your neighborhood's kept-up properties and professional landscaping. Buyers will pay more for a home in a well-maintained neighborhood.

While you are conducting a home search, it is important that you research the potential neighborhood's HOA. You should ask for the notes from its most recent meeting, and read through them carefully. This is a great way to determine if the neighborhood has problems or not. Is the meeting covers debt troubles or about an upcoming block party? You should also get a solid understanding of the HOA's monthly, quarterly, or annual dues, since they vary widely from neighborhood to neighborhood. If the fees are high, determine if they will fit into your budget, and question the representative about what exactly the fees cover. For example, are trash and snow removal included in the fee? Is any other sort of maintenance covered in the fee?

Most HOAs have a manual that outlines specific rules. While you are evaluating a neighborhood, study the HOA's rules very carefully. Can you live with them or are they too rigid for your lifestyle?

With the help of the SLNA, Sloans Lake home values have increased as much as 10 percent during the real estate downturn.

The next time you run into one of your HOA representatives, be sure to shake their hand, and remember all of the good they are doing for your neighborhood's property values. And, always remember to take your Christmas lights down before the 4th of July!
