Again, we have to be careful getting lulled into thinking rates will stay low forever...they will increase once again, I guarantee it! Here is a simple thing to remember, if rates increase by 1 percentage point, your buying power decreases by almost 10%! And something else to consider about getting a loan is that lenders are making it more and more difficult as time moves forward for the average person to obtain a loan...FHA has increase their upfront mortgage insurance premium already from 1.75% of the base loan amount to 2.25%, a 1/2 point increase that is now being added to your upfront closing cost.
