In my daily research of small business news I often come across business ideas that offer an opportunity to get in on a trend while it's hot

. Cleaning and repairing foreclosed properties might just be one of those opportunities.

With many areas of the country suffering from high rates of both residential and commercial mortgage defaults, large numbers of people are presently being forced to vacate their repossessed homes and properties.

Unfortunately for the banks, when people walk out of a repossessed home or other property they often leave it cluttered with merchandise they leave behind or in some cases even vandalized. That leaves the banks or other lenders with a need to have the properties cleaned or repaired and an opportunity for savvy entrepreneurs to supply the service.

Since foreclosed homes may have a variety of restoration issues such as plumbing work, painting, carpet replacement, landscaping, window replacement and more, many entrepreneurs capitalizing on this market are simply acting as contractors who then subcontract others to take care of all the different details so the bank doesn't have to.

Recently we reported on a press release by the Miss Junk franchise in Los Angeles, CA concerning their sale of a new franchise in Boston, MA to further capitalize on this niche market, as well as others.

Miss Junk, which is in the junk removal business serving both residential and commercial customers in the Southern California area is in a natural position to extract value from this new niche market and has in fact been operating several trucks helping banks and lenders remove trash and other waste from foreclosed homes there.

As reported in their press release, Ramon Mercado with Miss Junk said "We really have expanded operations around this niche market", and "This has been a large portion of our business right now", referring to junk removal opportunities in the foreclosed home market.

Another news article we reported on recently was in the July 24 edition of Monroenews.com about a couple taking advantage of merchandise left behind in foreclosed homes to start a resale shop.

They noticed that crews cleaning out the foreclosures in there area were throwing everything in trailers and taking it to the dump, and not just the broken and useless items, but the good stuff as well. Consequently, they got the idea to salvage the good merchandise and sell it in their own resale shop. Now, this particular couple has a twofold way of earning income in this market, they can get a fee from the bank or lender for cleaning a property, and then they can resell the merchandise they salvage for even more money!

Some quick research on the internet revealed businesses supplying this kind of service popping up all around the country and with demand apparently large and growing there is surely room for more entrepreneurs to jump in. Some additional research on several internet search engines using the search term "cleaning foreclosed homes" found a wealth of information about starting and running this kind of service.

Considering that even in good economic times there are people who default on their residential and commercial mortgages, this could be one of those rare kinds of businesses that do well in good times and even better in bad times! If so, it sounds like a good deal to me.
