This gauge should show the amount of pressure in the boiler tank. When the pressure is below 12psi you need to add more water to bring the pressure back up. Keeping the pressure between 12psi and 15psi is generally recommended by most manufacturers of these devices.
The boiler should have an automatic system for filling that helps it stay at the proper level and pressure. There may be a valve located on the device that will allow you to reduce the amount of pressure on it. There should also be a manual feed that will allow you to fill the boiler with more water until it reaches the 12psi that it needs. You need to have the device serviced by a professional if it has done this. The professional will be able to determine if a part of the item needs replacing or if the problem was a onetime thing caused by outside circumstances. Having your system inspected on a regular basis will prevent a lot of problems from happening.
If you notice the performance of your boiler has been gradually getting poorer over a period of time then it is likely that you are experiencing something like mineral deposits forming in the boiler or on the heat exchanger. When you notice this occurring you can attempt to flush the boiler out for yourself or you can call your service man to do this for you. If you have regularly scheduled service and maintenance visits from your service provider this situation will likely never occur. One of the things that the service man does during maintenance check is to make sure that there are no mineral deposits beginning to build up on any of the working parts of the system.
Sometimes the expansion tank has too much water in it. Sometimes this tank has not enough water in it. Either of these scenarios will cause the boiler to work at a lessened capacity than it did when it was first installed. The expansion tank must also have the proper amount of air charged into it before the system runs as efficiently as it should.
