Chimney Crown Repair
Crowns are the concrete structures at the very top of a chimney that protects the top of the chimney from damage
. They are created from concrete, a mixture of Portland cement, sand, and stones, to make for a strong protector for the chimney top which is exposed to the elements with no protection what so ever. ChimneySaver CrownCoat Brushable Sealant is a water based technology from SaverSystems which completely cures in two to four hours, depending on the level of humidity in the air.
A chimney crown with cracks in it must be repaired quickly to prevent further cracking. Any cracks that appear in a crown that are not filled and sealed immediately will only deepen and worsen as moisture from the air and precipitation sit in the cracks, eroding away more and more concrete. Over the winter months, water vapors or liquid water sitting in these cracks will expand and contract repeatedly, causing freeze thaw damage to deepen cracks.
CrownCoat is flexible, meaning that as the concrete of the crown expands and contracts with changing temperatures, the product will expand and contract with it. This will prevent further cracking. Similarly, it is environmentally friendly and carries a fifteen year warranty if a professional applies the product.
The first step of repairing your chimney is to fill large cracks or voids with high quality caulk or patching cement. It is imperative to fill the cracks in your crown right away. If you do not then any moisture in the crown will continue to cause a deeper and deeoer crack which may eventually cause the replacement of the top of the chimney in general. CrackMagik, another product from the ChimneySaver line manufactured by SaverSystems, can also be used to fill large cracks. After the cracks are filled and the product used to fill the cracks has dried, apply two coats of CrownCoat to the crown.
To apply CrownCoat to your crown, use a 4" paint brush. This is not included when the product is purchased. Apply a thin first coat and immediately follow with a thicker top coat. It has a quick dry formula, allowing the product to completely cure in two to four hours. Custom coloring of the product is permissible. Use a standard mortar dye. This product is available in two and five gallon containers.
This product covers 40 sq. ft. per gallon. When you apply the product the temperature must be above 45 degrees Fahrenheit or proper curing will not occur. It is important to allow four hours before rainfall, allowing the product to cure completely before it is doused in more water than the mix
