Choosing a reliable local builder in 10 steps

Do you have a building project you want to begin soon? If so, here are 10 steps to choosing a reliable building firm in your area.

Step one Talk to people you know and ask them for recommendations of builders they have used and been happy with.

Step two Ask them for their horror stories, too. Learn from the mistakes they made and identify cowboy builders to avoid.

Step three Draw up a shortlist of builders in your area using a local business directory. Where possible read the user reviews and ratings that are available to whittle the list down.

Step four Consider speaking to the National Federation of Builders or another major trade body to see which of your shortlist are registered with them. This should be a mark of quality.

Step five Get a quote from two or three of the builders you have shortlisted. Ask for them in writing and make sure they make a note of any planning permission that could be needed.

Step six Ask the builders for references and examples of their work. If possible, speak to their former customers for verification of the quality of the work performed.

Step seven Google the name of the building firm and the individuals involved and delve into forums to find out if anyone has anything to say about them. If it's bad, then it's best to steer clear.

Step eight Once you're happy, ask the firm to agree to the project in writing. The quote needs to be included, along with a breakdown of the work that needs doing, the date it will be completed and any other issues you wish to clarify.

Step nine Insurance may be an issue, so check the builder's public liability insurance and confirm with your home provider to make sure there are no complications that could arise due to the work being carried out.

Step 10 Do not pay a deposit unless it is a particularly big job or a lot of custom-made materials are required.
