Approximately 55% of conservatories built will require planning permission, that means 45% can be thrown up with out so much as a sketch on a piece of paper. That said, it would be worth getting a design done before you get the builders in!

Conservatories are fun, they're modern and a damn site easier to erect that a brick extension on yoru property. In recent years, the conservatory business has boomed, driven mainly by the rise in property prices and even more recently the difficulties people face when going for a mortgage or re-mortgage.

The conservatory is now (by law) considered a permanent extension, not just a temporary whim. This in part is due to the quality and manufacturing of modern conservatories. Generally UPVC, double glazed with mini brick walls make for very strong and long lasting structures. A domestic conservatory that is build well will add value to the property, over and above the initial cost of construction. It's quicker and cheaper than any other type of 'extension' and less much hassle, so why doesn't everyone have one?!

Well, they're not cheap. A typical conservatory might set you back 10-20k which many people just don't have lying around. Those that do opt to have a conservatory build benefit from addition floor space, ambient lighting and a relaxed view of the garden.

Conservatories do sometimes require planning permission and you should make sure you have thoroughly researched whether your proposed conservatory would require any building or planning permission.

Planning Permission may not be required if:

1. The depth of the conservatory (on a detached property) is 4 meters or less

2. The depth of the conservatory (on a semi detached property) is3 meters or less

3. Less than half the land area around the original house* is extended onto.

4. Your conservatory is no higher than the highest part of your property roof.

5. The proposed conservatory does not face any roads.

6. At least 50% of the conservatory is glazed

7. At least 75% of the roof is covered with either glass or polycarbonate.

All conservatories must be separated from the house by an external quality door, patio door or French doors.'Original house' means as it was first built, or as it stood on 1 July 1948

One little tip, if you have external lighting on your conservatory, go for plastic because metal lights tend to rust and as it rains you'll end up with rust marks dripping gown your clean white plastic exterior a constant pain to wipe down!
