Denver Roof Replacement- How much is it going to Cost
?
When it's time for a new roof, how much is it going to cost me is usually the first question we hear. Even though we highly recommend that homeowners around the Denver area choose a roofing contractor for reasons other than price, we do appreciate the fact that price is very important. It's not that we are insensitive to the price factor; we just understand that price is only one of the many factors that are involved in the decision.
Please understand that the following prices are merely ballpark figures, and that actual pricing has many contributing factors, such as roof height, steepness, ease of access, location of jobsite, and roof difficulty just to name a few.
Stone coated steel roof-$750-$1000 per square
Composition shingle roofing-$400-$700 per square
Slate roofs-$1100-$1500 per square
Cedar shake-$800-$1200 per square
Tile roofing- $1000-$1300 per square
Standing Seam steel roofing-$700-$1000 per square
Standing seam Copper-$1500-$2000 per square
Once again, those are just rough prices for a few of the most popular choices around the Denver area and the Front Range. Roofs are usually priced by the square, which is one hundred square feet, or ten feet by ten feet. Pricing can vary dramatically from roofer to roofer, due also to a number of circumstances. Some of the major things that can effect Denver roofing contractors pricing are, number of employees, size of the company, whether the company follows building codes, whether or not the company has the proper insurance, workers comp, licensing, pulls the appropriate permits, properly disposes of the old roofing material, and efficiency.
Horn Roofing is a professional roofing business, and we believe in treating all our customers fair. For that reason we have developed a price list, which we use both in the field when bidding on projects and internally to check against competitors, to stay competitive. Our price sheet is a list of our material costs, labor cost, and overhead to complete each type of job. We also have a list of things that will increase or decrease the cost per foot, square or total job. We then factor everything together to come up with the most competitive price we can without sacrificing on quality. Our price list is available for our clients to see before works is started.
The average home in Denver is between 20-30 squares. The price range of a new roof in or around Denver is usually $10,000-$45,000. Now there are exceptions to that, so if you see a roof material in the prices above and think that it may be above your budget, ask about it anyway.
As you can see, buying a roof is similar to buying a car. The choices range from economy all the way to high end luxury. But unfortunately, the comparison stops there. Unlike buying a car, where no matter which dealership you buy from, the product quality will be the same, roofing is the opposite .When you buy from a contractor, the product quality will vary. In essence, you're buying a dream, or a vision of what it will look like when complete. And your hoping what you envision will be the same as what the contractor envisions. So if you have any questions about pricing or contractor selection please call or email me and I would be happy to go over it with you. James@hornroofing.com
