For example, all too often, building surveys are commissioned at too late a stage in the acquisition process. In turn, this results in delays when the true condition of the premises and repair cost is revealed. This can lead to purchasers being put under extreme pressure to make difficult decisions with insufficient time. Taking early advice will allow sufficient time to digest the facts and make an informed decision about the purchase and prevent wasting time and money.

A classic example where delays in the construction process are common place is when it comes to Party Wall and neighbourly matters. All too often we are called in to deal with Party Wall matters where construction works have commenced without due regard to the service of the statutory notices which again, incurs contractual delays and additional costs. Early assessment of Party Wall matters is critical to ensure the relevant Notices are served and the statutory timescales can run, ensuring a far smoother procurement and without obstruction from aggrieved neighbours.

CDM (Construction Health & Safety) is another statutory requirement which often gets overlooked. Under the CDM Regulations there is a requirement to appoint a CDM Co-ordinator at the design stage (or earlier if possible). Early appointment allows a health and safety input at the design stage and prevents subsequent delays later in the project.

Having a vast knowledge and experience of construction we are also able to offer sensible advice on contract procurement, based upon the type of project you intend to undertake. Within our Disaster Recovery' role on behalf of funders, we have seen numerous projects undertaken with the wrong contractual set up in place, which has led to the project spiralling out of control.
