A big advantage of REO properties over standard auctioned foreclosures is that it is possible to inspect the property before the sale is complete. Buyers would have the advantage of gaining a better estimate of what it will cost to renovate the house into a livable condition. Considering this factor, the real estate owned properties have less risk compared to purchasing from an auction as most property buyers do.
It is common to find a number of problems in a house flipper during the business. Such problems are considerably eliminated in REO. Yet another prominent advantage of going in this route is gaining clear title. They are usually free of liens which may cloud properties. For the real estate investor there are many more benefits like taxes would be already paid and the occupants would be already evicted.
However, all the REO properties are not made available to the general public. Banks would prefer investors who are capable of buying million dollar portfolios of REO properties at one time. They also save time and money by moving hundreds of properties at one time. Moreover the investors also get a portfolio of homes at a substantial savings unlike buying them one at a time.
