Doesn't it seem as though we get really impatient as soon as we decide to put a house on the market

, and we immediately get in a rush to sell it? Well, I've experienced a rush like that more than once when I was in the mood to sell my house fast. Getting in a rush to sell a house is not really a bad thing as long the seller is willing to accept personal responsibility. Maybe I should explain what I mean when I use the word "responsibility."

The fact is, it's your house and so it's really your job to find a buyer. Although you may decide to get agent to help you, it's still your house and it's still your responsibility. I think a lot of people forget this important fact. Or maybe it sounds good when you think about it, but it leaves you a little cold when you think about marketing your house yourself. Whenever I make a decision to sell my house fast I look in the mirror at the person who needs to find a buyer. It's my reflection in the mirror, and that means I'm the one who needs to do what it takes to find a buyer. When I really want to sell a home fast, then I must get in gear and get started immediately. It's that simple!

It doesn't matter whether I want to raise the cash to purchase another property or whether I just need to reduce my inventory of houses, I simply need to use my phone and my computer and get busy contacting people. This may not be a popular idea, but any seller who is serious in this market has made a job for himself or herself along with the decision to sell a house. Hiring a real estate agent to list your house on the local multiple listing service doesn't mean you don't also have a job to do. Actually, you have a job that no one else can do at all, and that's the truth. Not even your real estate agent can do some of the things that need to be done.

Here's what I mean - only sellers can post online classified ads "by owner" on craigslist.com, a very important resource for all sellers. In your newspaper and shopper ads you'll want to use your own phone number as well because licensed agents have to identify themselves as agents and of course you do not. Buyers seem to prefer dealing directly with sellers these days.

You might also want to consider to holding your own open house as well. That can attract potential buyers to see the inside of your house. Now you know some of the basic reasons I take personal responsibility when I want to sell a house fast.
