the seller to warrant all appliances, included in the sale, be in good working order on the day of closing. This warranty usually specifies that it will not extend beyond the closing date. It is worded something like this:
"Seller represents and warrants that the chattels and fixtures included in this agreement of purchase and sale will be in good working order and free from all liens and encumbrances on the day of closing. The parties agree that this representation and warranty shall survive and not merge on completion of this transaction, but applies only to the state of the property at completion of this transaction."
It is also a good idea to note and insert the make and serial numbers of any appliances included in the sale to prevent the seller from switching any before the closing date.
What Do You Do If Appliances Need Repair?

At this time you check to see all included appliances in good working order. You should also make sure that the serial numbers match the those that are noted in your agreement of purchase and sale. If repairs are needed you can address this with your Mississauga Real Estate lawyer before you hand over the balance of money owed to the seller the following day. Your real estate lawyer will arrange for one of 2 things at this point: a reduction in the selling price or a holdback sufficient to cover any necessary repairs.
