Ok so how does the process take place and how can we get you in your new home for the holidays? First all contact your realtor for life, Coffey Caesar Real Estate Firm, and let's start our discuss your unique situation and discover your specifics.What is it that you want in your new home, number of bedrooms, location, school district, bathroom, how many living areas, garage spaces, walk-in closet, laundry room or not, and most of all the budget. I prefer to do this in person if you are local, however, we can talk effectively by phone and internet. What is the cost of the home you want to purchase or what is a comfortable monthly mortgage payment you want to make? So what is the price we will be working with. At the present, understand, if you have talked to a lender, tell us, if not then we are going to put you in touch with several lenders to get your pre-qualified.

After talking about your financials with you lender, we will know the budget (meaning the price of the house you will be looking to purchase). To make a full loan application, many lenders will require you to do this online, you don't have to even leave home. However, I do suggest, after getting pre-qualified, set an appointment with the lender of your choice to meet face to face, because we will all be working together for a long time. Now let's go house shopping. We know the budget, we know the specifics you want. preferably I as your Realtor will give you a list of home, the best of in the price range you have specified. You can go out with the your family and do what I call a "drive-by". Just looking at the outside of the home, this is after you have narrowed down the initial list. After your offer is accepted, you are in contract. In the meantime, your lender is also working on your loan at the same time. And the title company is working on the title work all simultaneously.


Get the inspection, negotiate the repairs with your realtor's help (if warranted, if its a HUD or as, it's just that, as-is, no repairs). But still, have an inspection either way, at least you will know what the issues are with your new purchase and you can use inspection report as a to do list after you move in.

The lender will ask you for the appraisal money and will order the appraisal. the title company will need a copy of the insurance, you can usually get a discount if you go thru your car insurance agent for multiple policies. Check with yor agent.

We are ready to go to close, remember to bring your ID and all funds needed to close should be in the form of a cashier's check payable to the title company, you'll know this in advance by your Realtor and or lender. If married, you both need to be in attendance to sign the docs.
