? This business, better known as wholesaling houses, is very profitable today. What makes it very attractive though is that you can begin doing it with a few dollars in your bank account. Just follow these simple steps and tips and you can be on your way to making money through contract assignments.

Set the right mindset. In this business, doubters never win. If you are not certain whether assignments can make you rich, then do not pursue it. Entering it half hearted will only result in you looking for reasons why you wont succeed in it. So, even before doing actual business of wholesaling houses, you must set your philosophy to the right direction. Believe you can rake in massive profits from it. Find a motivated seller. When flipping real estate, it is important that you deal with sellers who are really motivated to dispose of their property. These are people who own properties that are away from their actual residence, those who recently went though divorce and could no longer shoulder mortgage, or those who lost someone in that home. You need to find motivated sellers because these people are willing to sell their houses at discounted prices. You need to buy low so you can also sell low getting some profit in the process.

Place it under contract. Once you find a seller, convince him to place the property under an assignable contract. The contract, which shows your interest in the property, will give you the right to buy it from the seller. In exchange, you will make a small deposit to the owner. Some owners accept a $10 deposit as a matter of formality. Some ask for $100. You wont need to make a huge deposit and thats why you can start flipping real estate with a small capital.


Find a buyer. Once you have the contract, look for a buyer who is interested in the property. Assign the contract to him with the help of an attorney or title company for a fee. The fee will vary and very much depend on you. If you want to earn $10,000 from a certain house, then set your assignment fee to that amount. Remember though the price of the property after you set your fee will still be attractive.
