Once they have a clear understanding of their obligations the agency will have the agreement signed by both parties. Any needed maintenance as in repairs should be done before tenants move into a rental property. Additionally, they are not responsible for damages incurred by previous tenants. If during the tenancy there are problems with built in appliances such as hot water systems or cooktops and ovens the landlord must ensure these areas are addressed. Also the landlord must make sure there are no leaky toilets, taps or plumbing fittings that can elevate water usage readings. He can do this personally, hire the appropriate firm to do the job, or have the real estate agency he has chosen to do this for him. In the case of storm damage to the property this should be taken care of quickly to protect the tenants furniture from water damage through a leaking roof. Doing this will protect his investment as well. Before deciding to buy an investment home to rent out, a wise move would be to research all areas connected with rental. Being aware of all your obligations as well as your rights as a landlord will enable you to make this decision with confidence.
