When trying to sell a home, it's not all up to the Realtor

. Homeowners play a big role as well.

Homeowners need to be extremely critical of their home and yard and try to look at it through a buyer's eyes. Start by using this list before show day.

Outside

Curb Appeal


Look at the perimeter, fencing, and the garden. A coat of paint might give it the pick me up it needs. Trim trees and shrubs, and consider planting some flowering annuals for a quick pick-me-up.

Exterior walls

Walls should be repainted, fixed, or cleaned.

Siding, Roofing, and Gutters

It is recommended to take of these problems before selling the house.

Gardens

A neatly mowed lawn is like a new haircut - it just makes everything look better. Trim the trees and the bushes near the walkway. Yellow has been known to be a warm sale color.

Interior

Paint More

An instant facelift can be given to a home by paint. Again, choose neutral colors that appeal to a broad range of tastes.

Keep it clean!

Clean out everything before show day. Scrub everything that is visible, especially areas that are normally ignored or glossed over like behind and under furniture, curtain rails etc. Buyers will open cupboards, so clean them well.

Clearing the Clutter

Everything should be removed that is possible. Piles in the backyard should be removed as well.

Issues with Pets

Pets and the mess they make are unflattering. Animal bowls, dog beds, and cat litter should all be removed.

Bathrooms

Make sure all faucets are shiny and clean.

The last step in getting a home ready for show day is called home staging. This is where the homeowner 'stages' each room to look its best, whether by adding a bunch of flowers, displaying ornaments differently, or getting a few new pillows for the sofa.

The morning of the show, do some touching up. Toys should be hidden and dishes should be washed. Check and make sure the children didn't unpack their toys! Go out for the day, and hopefully come back to a few good offers from buyers.
