I'm often asked if I think it's necessary to spend money on remodeling in order to sell a house

. Well, the answer is that it really depends on the particular house. The truth is that it may be completely unnecessary to spend your money fixing up a house for somebody else because your buyer will probably have different tastes and ideas about how the house should look. This is actually more common than not, and that's why I tread a fine line between spending too much or too little when I remodel to sell a house.

When I purchase a property that needs quite a bit of remodeling work, I generally choose to do everything necessary and then add a few things that are not completely necessary but simply look good, such as updating light fixtures and curtain rods in an older house. I usually replace out-dated appliances for the same reason - it makes a good impression when I sell a house.

I'm writing this article to help you determine that fine line between spending too much or doing too little when you're remodeling to sell a house. It's important to remember is that your personal preferences for design and quality really don't matter most of the time anyway because your buyers will choose colors and styles of their own. Your buyers may be attracted by your work, but they may want to re-do it themselves anyway.

I have learned to remodel a house in order to make a good impression, but not to make it more expensive. I set a basic budget for all the repair and remodeling work for each house and I stick to my budget. So, when I find a good deal on carpeting I might buy a higher grade of carpet than I had in the budget, or if there's a big sale on light fixtures I might choose to upgrade those, too. But I aim to keep the overall budget in line so that the sale price stays in line when I sell a house.


Remember, besides the fact that your remodeling and redecorating work may be re-done by your buyer, you want to spend just enough on remodeling to make a good impression, but not so much that it raises your asking price. Consider all repairs that need to be done to sell a house, and then consider other projects such as carpet, appliance, plumbing and electrical fixture replacements. You'll want to price each project separately and prioritize them within your budget.
