. Gurgaon - Manesar Master Plan 2021 gave birth to new growth corridors after which the Development Plan 2025 added more area and width to the roads

Gurgaon is the latest addition to the tally of cities undergoing an urban expansion with its boundaries constantly pushing out to integrate the suburbs and accommodate a burgeoning population.

Once regarded as a suburb of the national capital, todayGurgaon is a booming commercial hubAn explosion in migratory and floating population seeking employment opportunities has pushed the demand for property, straining the existing infrastructure and land-use patterns.

This has necessitated a planned intervention through the introduction of a "Development Plan 2025".


According to Sachin Sandhir, MD of RICS India: "An anticipated 39 lakh people are expected to inhabit the city by 2025, as a consequence of which six new controlled areas (namely, areas around Badshahpur, Sati Mandir Bhondsi, Abadi Naya Gaon, Medawas, Kadarpur and Behrampur) already notified by HUDA, have been added to the existing 41 as specified in the initial Master Plan 2021."

A majority of the new developments envisaged in Master Plan 2021 is on the Manesar stretch, currently called New Town Gurgaon. This has been made accessible only due to construction of the Delhi-Gurgaon ExpresswayThe residential sectors of Gurgaonwill eventually Manesar with most developers launching projects across Sectors 82, 83, 85, 91 and 92 in Gurgaon.

Sector 8, 11, 12, 12A and Palam Vihar comprise the old section of Gurgaon. Sector 4, 5, 14, 15, 29, 56 and 57 are amongst the most developed HUDA sectors in Gurgaon. Areas like DLF Phase I-V, Sushant Lok I-III and Golf Course road are the prime residential areas commanding the highest real estate prices. Concentration of new development is mainly in the new sectors. Dharuhera, Sohna Road, Pataudi Road, DLF Phase V are the emerging growth corridors.


Upcoming sectors of Gurgaon like Sectors 82, 83, 85, 91, 92 and Pataudi Road hold tremendous promise, thanks to their inclusion the new master plan. Raheja is coming up with an engineering sector (SEZ) over 254 acres very close to Sectors 92 & 95 of Gurgaon. The SEZ is adjoining the rail freight corridor at Garhi Harsaru, Gurgaon.

According to a Raheja spokesperson: "The profile of areas adjoining Pataudi Road will be primarily residential in nature and will house the executive workforce employed in Manesar and outer industrial and SEZ corridors of Gurgaon. Given the comparative cost advantage of owning a house here today, compared to other parts of Gurgaon, there is also a trend among people who areliving on rent in Gurgaonto own their own house in areas adjoining Pataudi Road given the comparative cost advantage plus better connectivity through Dwarka Expressway and NH 8 to areas in Delhi and other parts of Gurgaon."

The anticipated growth in the coming years with their physical manifestation and growing urban population is likely to exert tremendous pressure on the existing resources. According to Sachin Sandhir, MD of RICS India: "Nearly 245 hectares of additional land is also looking to be unlocked, of which 79 hectares will be earmarked for residential purposes and another 52 hectares for transport and communication facilities. In relation to the acquisition of land for the 58 new sectors proposed under the initial plan, departments will have to liaise directly with the authorities and district town planners to provision them in the revised development plan.
