Estate agents have a notorious reputation for valuing property incorrectly. One way to get around this is to ask three different agents to value a home. Those who follow written advice on valuations, such as looking at comparable property, should be able to run you through the process of valuing a home. A transparent agent will be easier to trust.
Another factor home hunters are warned about is that some agents will have an in-house finance facility that will try to sell you a mortgage. This is rarely the cheapest option, so consult a broker and shop around when it comes to securing your mortgage.
One other point to bear in mind is that if your agent is occupied elsewhere, which means you aren't given the keys to your new home on the agreed date, they could be liable for the cost of extra storage or other costs incurred by their delay.
Whoever you choose, make sure they've agreed to comply with the Code of Practice for Residential Estate Agents, which has been approved by the Office of Fair Trading. Other memberships which will help you decide that the agents are reliable include the National Association of Estate Agents, the Royal Institution of Chartered Surveyors and the Guild of Professional Estate Agents. This means they will be bound by a code of conduct and held accountable for their actions.
