For the landlord, the idea here is that in your first conversation with a Prospective Tenant (PT) you want to go out of your way to really understand what they are looking for, rather than saying "no" as the first word out of your mouth.
"Do you take pets?" Before you say "no" at least find out what kind of pets. Find out about a pet deposit that will make you comfortable. Find out how many, how large, how old? How important?
If your policy is no pets, you may well wind up with that answer, but listen first. And more importantly, do not make a bad impression by showing that you are negative and quick to be judgmental.
They may recommend you to a friend looking for a home who does not have pets.
