Buying a house is not like buying a tee shirt. It's not even anywhere comparable to buying a car, but is at least ten times more complex, not to mention some twenty times more expensive, on average. No, buying a house is the single most expensive purchase most people will ever make in their entire lives. But unlike other purchases, there are so many steps and stages involved that you really need to field a whole team of professionals in order to just break even on the deal.
Indeed, even professional investors will resort to a team of specialized people with the necessary "technical skills" under their belt. Now it's true that investing in real estate for profit isn't the same "cat" as buying a home to live in, but general principles of the real estate business do exist which apply rather equally to both activities. Thus, it is likely advantageous to field your own dedicated staff of professionals, especially if you are the kind of person whose eyes glaze over at details, especially when they involve lots of large numbers!
Of course, it's very possible to do quite well on your own, but there's a strong chance that you could do even better with some great lawyers and accountants on your side! In this article, we'll quickly touch on some of the key members that should comprise any real estate team. The advice offered isn't earth-shattering and isn't even new, but for those just getting into the field for the first time it should be helpful to some degree, and may serve as a nice reminder even for you seasoned industry veterans out there.
So, without any further ado, here are the core folks around whom you should build a real estate team: a real estate agent, preferably a realtor (more on the difference soon); an appraise; a lender.
The real estate agent will often be the single most important person on your side. You may want a realtor, which can be thought of as an agent "and then some." That is to say, a realtor has slightly more training, and is a member of a professional industry association. It may not be much of a difference, and it may well be. But whoever you chose, the person should help you with the whole process from beginning to end, answering all of your questions along the way. Only make sure that this team member is an experienced person with an actual interest and enthusiasm in getting you the best deal possible.
Lenders and appraisers are pretty self-explanatory, even more so than a real estate agent, broker, or realtor. When dealing with lenders, make sure that you are assigned only one representative to work with. With appraisers, certify that they specialize in appraising such that that's all they do.
