4.Always ask for an inventory list of the items in the house at the beginning of tenancy or make one and send it to the landlord. The inventory should include everything within the property from furniture, carpets, curtains, appliances, crockery, number of cutlery. This inventory should also detail the condition of every item, even including an existing damage like a stain on the carpet or marks on skirting boards.
5.It is crucial that you consider all the costs involved apart from the rent. This includes all the utility bills, local council tax, TV licence and internet access if the property has it.
6.Ensure the property has an Energy Performance Certificate in place as this will help you understand the living costs. Also check furnishings are fire retardant and comply with current legislation concerning safety within rental a home.
7.If you opt for a flat-share, then make sure that you get into this joint tenancy with cordial flat mates. This is because you cannot throw a troublesome flat mate out of the house but you stand responsible for their actions on the premises and for their share of the rent as well, should they fail to meet up with it.
