How To Cut Out The Middle Man And Rent Your Vacation Rental On Your Own.

So you want to rent on your own and you are not sure where to start

? Here is a general checklist of things to do, not in any particular order:

1.Develop a contract. Find one and modify it. Be sure to put information such as rental dates, check in and out times, cost, dues dates, what happens if type information, cancellation policy, number of people allowed to stay, address of renter and rental unit, etc.

2.Find a good cleaning person if you do not plan on cleaning yourself.

3.Decide which two good sites you will list on. It is worth it to pay several hundred dollars per site to save thousands in commissions to a real estate agent. One site should be a website that specializes in listings around the globe and the other should be specific to the area. Pretend you are looking for a vacation rental in Wildwood. Search for Wildwood NJ Rentals and see what sites come up. If you are looking for a rental in Summer Sands, search on Summer Sands Wildwood and see what sites come up. Do several type of searches on different search engines and decide which site has the best position each time. Does the same one keep coming up? If so, list on it.


4.Take lots of pictures of your home. Pictures of each room (get rid of clutter, make beds, etc.) Take pictures of the view, etc. and list your home on the two websites.

5.If you do not live nearby, make 4 sets of keys to use to mail to your renters. Supply a mailer with your address so your renters can mail them back. (put in the contract when they are due back or you could wait for a long time certainly do not send back their security deposit until you get the keys).

6.Check your email at least twice a day so you can respond quickly with any questions you receive.

7.Talk to any potential renters on the phone.

8.Fill out your contract and email it to them with due dates for deposits and a signed contract (usually within a week). Sometimes folks change their minds and dont tell you. Sign it and send back a copy to your renters once you do receive it. If they dont send it back, contact them and let them know it is back on the market.

9.Give your cleaning person the cleaning schedule. Have them report any problems to you quickly. Put something in your contract that your renters need to report any problems (broken/ripped items) to you within 6 hours of arriving.

10.Make sure your place is ready to go. Take care of any problems before the season starts, give it a thorough cleaning (cabinets, silverware drawers, rugs, etc.)

11.Have recommendations on hand for a good plumber, handyman, etc
