We spend more time in the kitchen than in almost any other room of the house, so its important to have a kitchen in which you feel completely comfortable. But apart from looking good and being functional, you also want a kitchen that will give you the best bang for your buck meaning, you also need to renovate a kitchen in a way that can eventually maximize its resale value at the same time.
Tips on Kitchen Remodeling
Professional appliances and granite countertops are the two things that will get you more money than anything else. If you spend $10,000 on new stainless steel appliances and beautifully sleek countertops, then that alone will get you $50,000 back at resale. When it comes to Oakland kitchen remodeling, my top tips include:
1.Install only stainless steel appliances
2.Include a professional stainless steel gas range
3.Add built-in refrigerators, such as a Sub Zero-type refrigerator
4.Invest in granite countertops
5.Make use of heated tile floors
6.Use only very neutral colors. Harvest colors are probably best, including off-white for walls.
7.Consider an island if it fits in your kitchen. Dont install an island simply with resale in mind. Instead, see what works best with your kitchen and if you and your designers think it is a good idea, then go for it.
Inexpensive Kitchen vs. Upscale Kitchen
When I started in this business in 1960, a full kitchen remodel cost $1,500. Not long ago, I celebrated 50 years in business, mainly doing bathroom and kitchen remodeling in the Oakland area. It goes without saying that quality is key when it comes to kitchen remodeling. For example, an inexpensive kitchen is going to use primarily standard grade appliances. That means it will have the 30-inch electric stove and other such generic items. It will also have an inexpensive dishwasher, an inexpensive refrigerator, and a low-end line of all other appliances and cabinets.
On the other hand, an upscale kitchen will start somewhere at about $85,000 or $90,000 and go up to maybe $150,000 or even more. It will have all the latest professional-style appliances, including a stainless steel kitchen range in the 48 or 60-inch size. These cost anywhere from $7,500 to $15,000 just for the stove. If youre looking to go upscale, then you will also insist on a built-in refrigerator that costs anywhere from $3,500 to $11,000. And the ventilation system alone will cost anywhere from $3,000 to $8,000.
So by the time you add up the appliances in this upscale kitchen, those alone will cost about $35,000 $40,000. This includes the range, dishwasher, warming drawer, wine captain (an under-counter refrigerator for holding wine bottles), and coffee maker (the type that is built into the wall). Believe it or not, the $35,000-$40,000 figure doesnt even start to include the floors and cabinets and the labor.
