The home buying process can be overwhelming and confusing

. When making such a large investment the last thing you want is to be unsure about the purchasing process. There are a few things you can do, however, to ensure you buy a house that you can comfortably live in for years to come.

1. Sell Your Current Home First!

If you don't own a home then you can skip this step. However, if currently do own a home then you must follow this advice: sell your current home before you buy a new one! One of the easiest ways to get stuck with two house payments, which you can't afford, and then lose both homes, is to buy a home before you sell your previous one. So, the first item on your property buying agenda is: sell, sell, and sell!

2. Set a Budget


Once you have sold your previous residence you can budget the money you have available to purchase your next home. You should take all the money you have saved up, the money you earned from selling your house, and any other funds you want to put towards your purchase and decide what size and type of home you can afford. Once you have set a budget you must stick to it!

3. Find a Location

After you have set your budget you can then start looking for the geographic location of your new residence. Your budget will largely dictate where your home is located so make sure that you don't skip step number two. Then, once you have decided where your home will be, advance to step number four.

4. Choose a Floor Plan

After you have accomplished the previous three steps you can finally choose a specific home floor plan. Many buyers make the mistake of starting with this step, but you will run into some large problems if you do, the biggest being going over your set budget. If you wait until you have completed the other steps to choose a floor plan then you won't run that risk.

As you can see, buying a new home is a large undertaking. There are many different factors that you must take into account and the slightest oversight can lead to a bank-breaking mistake. If you really want to get the most out of your money without going to the poor house then you should follow the advice given above. If you do so, you will be well on your way purchasing to an affordable home that you and your family can enjoy for years to come.
