How To Get Help With Your Cell Phone Tower Lease

If you are a land owner who has found himself with the proposition to have a cell

phone tower put up on your property in exchange for payment, there are many things you need to know before you rush into any contracts, leases or agreements. Knowing what is entailed and what goes on in these types of contracts is the key to making sure you get what you deserve for the leasing of your land. Knowing how to go through the negotiations to get what you want is only part of it all, though. You need to know what is expected of you, because you will have obligations to hold up your end of the bargain, just as the cell phone companies will have many things that they will be responsible for making happen. Both sides of the negotiating table has obligations to the other, and you need to do some due diligence to make sure that you understand what you need to do.

When offers come in and you are considering leasing your property and entering into a tower lease, it will be to your advantage to be in the know from the very beginning and to know exactly the advantages, benefits and disadvantages that go along with these agreements. Your goals are to maximize the guaranteed revenue from these cellular phone companies that they pay you to build a tower on your land, and at the same time you want to minimize your obligations, too.

One of the things that cell phone company representatives will look at is the location and the topography of your land. They will want to send people to hold an investigation of the site to see how easy it would be to put up a tower. What they will be looking for is if your land is relatively flat, it should be at least 2,500 square feet in area, there should be few natural barriers and it should be relatively easily accessible for them.

What you are entitled to do is ask the company to secure the site by building a fence around the tower to keep intruders out. It is not unreasonable to ask for them to build a fence around your entire property, either. The fence around the tower is very reasonable, but you may have to convince them to do the fence around your whole property. Depending on how large your property is, they may or may not be willing to do it right off the bat. You should also request that the cell phone company pay some of the utility costs and the taxes that will be affected and go up because of their tower being on the land. You will also want to request that they carry your property on their insurance policy. Make sure that you inform your own insurance company of the fact that there will be a cell phone tower on your land so that they are aware, too.
