Whenever you move into a rental, photograph all flooring wear, stains, and damages before moving your boxes into the unit. Print a copy of these photos and then mail them to yourself right away through a mail service that will postmark the envelope. When the floor photos arrive in your mailbox, do not open the envelope. The flooring photos that you have inside of the envelope prove that damages were done before the postmark date. If the landlord blames you for the old flooring damages when you leave, let the small claims court judge open your dated envelope with the carpet photos inside.
