How To Protect Your Roof From Water Damage And Wood Rot
The roof should be checked regularly and maintained properly just like all the parts of the house
. Due to the position and height of the roof, it may require more effort on our part, however, this provides all the more reason why we should if there may be any problems that occur due to water damage and wood rot. Aside from the roof, we should also check to see if the wood trim is still in good shape. The wood trim is positioned directly under the roof line and if water penetrates the wood, then there is a big chance of wood rot to start to develop. If wood rot starts to develop, it needs to be replaced and this can be costly but this can be avoided if the roof is checked and maintained regularly. Painting of the wood trim can avoid the need for a replacement.
Usually homeowners do not have ladders that can reach the roof so use can be made of a really good pair of binoculars. Binoculars will allow us to inspect our roof along with the wood trim below.
Painting wood trim is a measure to avoid water damage and wood rot. Besides the trim of your home, your home's exterior should also be painted on a regular basis. Painting of the different parts of your home should be undertaken on a rotating schedule.
a) Trim that is susceptible to damage like window sill and kick plates that are found under doors should be scraped and painted yearly.
b) Parts of your home that are also susceptible to damage should be painted every three years.
c) When a number of cracks are visually present, it is time to have your whole home repainted. This is usually required every 4 to 8 years. We should be aware of the condition of our homes as weather changes can damage our homes in a short span of time. We should also remember that paint not only makes our home beautiful, it also serves to protect the exterior of our home from the weather elements.
Our roofs can experience water damage and wood rot severely. We need to be alerted of these damages so that we can avoid and minimize these damages and ultimately save on repair and replacement costs.
Below are some suggestions that can prevent these damages to our homes.
1. As I mentioned above, use binoculars or a digital camera that can view long range. This will allow us to inspect our roofs and see if there are any black marks. If there are black marks present, this is usually the start of water damage and wood rot and should be given attention immediately.
2. When paint begins to peel and wood rot is present, I suggest using a composite like Azek to replace the wood that is damaged. A composite does not require repainting as it does not contain any wood. Wrapping the fascia, vertical boards found near the roof in aluminum can also be done along with using vinyl soffits instead of wood soffits.
