When it comes to renting an apartment, pick an amount that you can afford each month and stick to that amount. A good rule of thumb is to keep your rent under 30% of your gross monthly income (income before taxes). You also need to take into consideration other miscellaneous costs that go along with renting an apartment. This includes:

Utilities Does the rent include any utilities such as gas, water, or electric? If not, do some research by calling the local utility company to get an estimate of the monthly cost of utilities for the size of the apartment you are interested in renting. If you know the apartment's address, they may be able to give you billing information for the past 6 or 12 months.

Security Deposit The security deposit will typically equal the first months rent plus you still need to pay your first months rent, but it can vary. Many properties offer specials where they reduce the amount of the deposit as an incentive to get you to rent there. The deposit is held until the renter moves out. Once the renter has moved out, the property will assess any damage to the apartment and make repairs and above ordinary cleaning by using the money from the deposit. Any amount left over would be returned to the renter.

Pet fees - Most apartment communities allow pets but they are likely to have restrictions and fees regarding the breed, size and amount of pets allowed. A pet deposit will be required for dogs and cats. Some communities also charge an additional monthly rent per pet! It is very important to review the apartment's policy regarding pets and get any questions that you have answered before signing a lease.

NOTE: If you have a Seeing Eye Dog or Service dog, they are not considered a pet. Under the Fair Housing laws you cannot be discriminated against because of your Seeing Eye Dog or Service dog nor is the property allowed to charge you a pet deposit.
