How To Sell A Home Privately Without An Agent Or Broker
There is no doubt in my mind that choosing to sell my home privately is an important
part of my marketing strategy in the present real estate marketplace. One thing I often talk about and sincerely advocate is the idea of the seller putting a lot of effort into marketing a home, whether or not he or she chooses to use an agent. This idea can be a little bit controversial, so let's sit back and look at it together now.
When I choose to sell my home privately it means one thing, first of all. It means that I am undertaking the big project of finding my buyer. It means that nobody else is responsible for finding a buyer for my home, unless I choose to ask for help. My main point here is that the full and complete responsibility for finding a buyer for my home is on my shoulders alone. Nobody else is responsible for that job; I am the one who is responsible for knowing how to sell your house.
Let's start by using the example of mowing a lawn when you try to learn how to sell a house. This might sound funny, but everyone who lives in a home that has grass growing in the lawn will have to mow that grass. Maybe they will have to mow it once a week in the rainy season, and maybe they will only have to mow it once a month in the hot, dry season. But, mowing the grass is the homeowner's responsibility, one way or the other. And that homeowner can mow the grass himself or herself, or ask a family member or a friend to mow it. Or, more likely than simply asking for help, he or she can hire someone to mow the lawn.
Now, try to see the responsibility of selling a home the same way as you see the responsibility to mow the lawn. When I choose to sell my home privately it's as though I am simply undertaking the job myself, and by not hiring anyone to help me I am, in a manner of speaking, "mowing the lawn" myself. It's a job and somebody has to do it, or has to delegate it. Delegating the job of finding my buyer is not always the most efficient, effective way to get a sale.
So, that's why I'm suggesting you find a moment to think through the various tasks involved with selling a home, and determine if you are equipped to take on the challenge of finding a buyer on your own. Just think about it the way you think about mowing the grass, and the whole idea is easier to grasp.
