So youve decided to sell your home. Whatever the reason or reasons for the sale, you must achieve two things.

an actual sale and

a price you need.

Some people fail to sell their home because there is no demand or because the best price on offer is just too low. This is a blow to your plans and worse, a cost to your savings as even a no sale comes with costs.


So follow these tips to make sure the best possible result is obtained. Millions successfully sell their home and you can do likewise.

Consider several agents

Interview at least three agents. Have a series of questions for them. What are their costs? What price do they think the house can fetch? How will they promote the sale? Which method of selling will they use and why? What are their costs if the house doesnt sell? What comparable sales have they made in this area in the last six months? Its your sale and the realtor is working for you. Choose wisely.

Prepare the house for sale

You want as few distractions as possible in your house. Would-be buyers should not be put off by things of a highly personal nature. Put family photos away during inspection times. Make the house as neutral as possible.

Eliminate clutter and tidy mess. Everything about your house should look welcoming, lived in and livable. You dont want potential buyers being a sticky-beak into your life. You want them to be able to see themselves living right there!

Repair where necessary

This can be a tricky time. Fixing something may help sell your house but will the cost of repairs be recouped in the purchase price? Small things can and should be repaired but major repairs may not be financially viable. If youve chosen an experienced and genuine realtor, their advice on what to repair or not to do could be invaluable. Of course clean windows, carpets and drapes are essential. And a lick of paint may seal the deal.

Check outside

Go and stand in the street and look at your house. What do you see? Is it welcoming? If not, how can you fix the look? Consider your yard front and back if you have them. Are they welcoming? If not, how can you make them welcoming?

Remove the negatives

There are many things which drive potential buyers away. Remove those negative things and give your chance of a sale a real boost. Remove any pet which is threatening, any smell which is unpleasant, any lack of cleanliness especially in your kitchen and bathroom and any absence of decent lighting. People dont like inspecting a house which is dimly lit.

Be practical

All the above suggestions are practical steps you can take. In many cases they cost nothing. Make a list of things to do. Work through the list and with the help of the right realtor, you are looking good in the business of selling your home.
