How To Use Mexico Real Estate Mls Listings Kick Start Your Search

While much more information in terms of Mexico property listings has become available

at the tip of your finger via the internet, sometimes the amount of information is overwhelming. This is especially true if you just trying to get a feel for what's out there, and haven't chosen a specific area. One option to start your Mexico real estate search is to use the online MLS listings themselves as a starting point. Following these steps, you can use this tool through the entire search process.

1 - Browse

Just start looking. Open up the full listings. Most good listing pages will include a small picture in the preview; read the title, and choose a handful that you like. Don't let price, location or style determine your choices yet, just anything that catches your attention. Most listings will sort by price automatically; change the sort to property type, location, etc. to see what turns up. Reverse the list so you see the most expense, and the cheapest. This is just to get a feel for what's available. Note the location names. Don't spend too much time, just enough to see some variety.

2 - Price Range


During your browsing, you will probably be surprised by the large price range available for properties suitable for foreign buyers, starting form below $50,000 USD, heading up over $2 million. Now consider what price range is right for you. What is your budget? If you are planning to buy through a mortgage, which is increasing more common in Mexico for foreign buyers, consider how much you will qualify for. (At some point early on, you should get a pre-qualification from a Mexican bank.) Repeat your "browse", defining it only by the price range suitable for you.

3 - Research areas


Are there any areas which kept showing up in your Mexico real estate browsing? Do a Google search (text and images), check Wikipedia and use a variety of web resources to get an idea of what that area is like. (Remember, these are only "glimpses" and perhaps not always accurate don't base your final decision on the first picture that shows up on Google!) Narrow your search, defining it by these areas. Maybe a large variety of areas showed up. Think about what kind of properties were catching your attention; were they homes, condos ore land?Were they on a beachfront or golf course, in a colonial city or small town?

4 Contact Agent

Now you will have a feel for what you want. Contact a reliable, qualified and experienced agent. Tell the agent what was catching your attention, what your price range is, and why you are buying it (vacations, retirement, investment, etc.) The agent will be able to make suggestions of the properties most suitable for your needs. Some networks of real estate agents in Mexico can help you decide the area best for your needs, and point you to a member agent in that area.
