Importance Of Rental Inspection

Are you planning of giving your home on rent? Or are you thinking of taking a house

or a flat on rent? Then the most important thing that needs to be done is the preparation of a property condition report. Most of the house owners as well as tenants do not consider this as an important aspect while taking a house or an apartment on rent. But the property condition report is a very important record that is equally important to both the house owner and the tenet.

Rental inspection should be undertaken as soon as the tenet occupies the house or apartment. This inspection is done on a room by room basis and the exact contents of each room are noted down. It also includes the exact condition of each and every item in the house. Thus it points to anything that is broken or in poor condition, for instance if a bedroom wall has cracked, a stain on the carpet, a broken door handle, thus anything and everything in the house will find a place in the property condition report. In many instances photographs too are taken as means of proof, to avoid problems that may arise later. The inspection has to be undertaken in the presence of the landlord and the tenant so that there are no confusions and arguments later on.

This report has to be signed by both, the house owner and the tenant. The rental inspection is at first conducted at the time when the tenant newly moved in; later on when the tenant vacates the house, this inspection is carried on once again. By comparing both the reports the tenant and the house owner can find out the changes or differences in the rental property during the rental period. Thus, this helps to eliminate conflicts to a great extend.

In addition to these two rental inspections many house owners also conduct interim inspections to ensure that their property is well looked after. Such inspections include; Routine, safe and clean inspections, which is conducted every 3 to 6 months by the owner to ensure that their property is safe and clean. This is mainly done to ensure that they do not lose the control of the overall condition of their property. This inspection must be properly documented and supported with pictures and signed by both the parties. Another type is the drive by inspection, which does not require any previous notification. In this case the house owner only drives by the property and makes observations. If he finds any issues he will notify the tenant regarding the same.

There may be some changes or differences in the property because of regular or normal wear and tear, for instance, curtains become dull, door handle breaks because it was worn out etc. But for these damages the tenant is not responsible. The tenants responsibility mainly arises for those damages that are caused by the tenant himself or his family, for e.g. If his child draws on the walls, if he intentionally breaks a window or a door etc.
