Inspecting Your Home Roof To Spot Serious Problems Early

Checking your roof and gutter for potential problems can save you a tremendous amount of money in the long term, and if you can safely get onto your roof, you can easily perform your own inspection without calling in professional roofers.

1. Visit Your Attic. You can quickly spot a lot of roofing problems before they develop without getting up on a ladder. Go into your home's attic with a flashlight and look for moisture, wood damage and mold.
If you notice any of these problems, you might need roof repair or you might simply need more ventilation in your attic. Call in the professionals--moisture issues will only get worse with time.
2. Look for Loose Shingles and Flashing. When you get on your roof, look for loose shingles, which will often appear off-center. They may be entirely unattached to your house if you've had heavy winds.
Metal strips, which roofers call flashing, might also come off of your roof after severe weather. If you notice loose flashing or shingles, call a professional roofing company as soon as you can.
3. Check the Gutters. If your shingles are starting to wear, you'll likely notice small grains in your gutters. You might only notice the grains in a certain area, since shingles often wear unevenly depending on sun exposure and a number of other factors.
While you're up on the roof, you should also clean out your gutters to keep moisture from getting into your home.
4. Look From the Ground. If you don't feel comfortable getting on a ladder or if you can't safely stand on your roof, buy a pair of binoculars and use them to perform your inspection from your yard. Check the overhangs and eaves for water damage and look for off-line or displaced shingles.
Finally, remember to occasionally schedule professional inspections as an additional precaution. Home roof inspections are well worth your time, but they're no substitute from a thorough examination from a qualified roofing expert.
