Is It Time To Replace Your Asphalt Driveway?

If your asphalt driveway is cracked and deteriorated

, how do you know if it's just in need of repair or if it requires replacement? Can a simple repair or resurfacing do the job? How can you tell if a complete replacement is really necessary or if an asphalt contractor is just trying to sell you more than you need? These are all good questions and the reason to consult an experienced, reputable contractor who can answer all of your questions and provide you with a free estimate.

Though a quality asphalt driveway will last over 15 years if it's maintained well with periodic sealing, weather conditions in colder climates especially, heavy loads, and grease, gas and oil residues will ultimately crack the brittle surface. These cracks allow water to enter that expands when it freezes, resulting increasingly larger cracks. In time, the cracks can cause deterioration of the base layer requiring a complete replacement of the driveway. It pays to have cracks repaired as soon as they appear to extend the life of the driveway.

If the driveway has just a few cracks, a simple repair is probably enough. Generally if 25 percent or more of the surface is affected, it's less costly to resurface the entire driveway. If the cracking is more severe or previous resurfacing has deteriorated quickly, there is a likelihood that the problem is the foundation. If this is the case, complete replacement of the driveway may be the most cost-effective long-term solution. A reputable contractor will know what to look for to advise you on the best options available.

Beware the scam artists who knock on the door and claim to have left over asphalt from a job down the street, offering to repair your driveway for a very low price if you sign up right then. Shut the door immediately and call the police. There is no such thing. Reputable contractors know exactly how much material is required for a job and will never have a significant quantity of "left overs." If you do get any work out of them, it will not be quality work and your money will be thrown away.

A reputable asphalt contractor will be registered, licensed, bonded and insured and will readily offer a number of references that should be called. They will also offer the addresses of their references where you can inspect the quality of their workmanship. They may even direct you to observe a job they are currently doing so you can observe their attention to details and professionalism. Be diligent in your selection of a quality asphalt contractor to ensure a long-lasting, quality driveway.
