That is the title search necessary for you, the seller, to prove that there are no liens against your property, and the preparation of all closing documents. Naturally, the buyers' lender provides the mortgage documents, but there are plenty of other documents that must be professionally prepared in the proper manner. When you sell by owner you will need to take your purchase agreement to an attorney or a title company to take care of the legal work for you. If you choose to hire a real estate agent, he or she will take care of that part of the process for you as well. It's a good thing to have a professional on your team during the closing process. I have seen mistakes in closing statements literally more times than not, sad to say. It's good to have someone else looking it over on your behalf prior to closing.
