. It is important that you do everything you can to increase your property's desirability. Sometimes just doing some basic things will make your luxury home stand out from the rest.Below are 5 important areas to pay attention to when preparing your luxury home for selling and some helpful tips to make your home more sellable.1. Make Your House a Clean SlateOne of the first things that we forget about when we're selling our home is that WE are not the ones who need to be sold. Our tastes are most certainly not going to be the tastes of every potential buyer. So, the best thing to do is to make the house as "generic" as possible while still keeping it well furnished and appealing.Removing items such as family pictures, trinkets, collectibles, kids posters, and so on, will help make your home easier for a potential buyer to picture their belongings in the house.2. De-ClutterThis is very similar to what I just discussed, but I want to expand on it a bit. Taking a step back and looking at your home as a buyer can help you understand what should stay and what should go. Anything that doesn't have a specific purpose should most likely go. (Other than decorative furnishings, etc - as long as you don't go overboard!)The Kitchen is the one of the most important spaces in your house to potential buyers. This is the area of the house that most families spend the most amount of time in. Focus your attention on this area and try to remove as much as possible from the countertops. As hard as it might be...this is the time to take your kids' artwork and magnets off of the refrigerator as well. Remember, you want your potential buyer to be able to imagine all of the things that they can do to this house, not worry about whether there's enough room for their things.3. Plumbing and FixturesThis is one area that most people don't think about. When potential buyers are looking at your home, you'd be surprised how many people check the light switches, faucets and fans. Make the rounds in your house and make sure that all of the fixtures are working, make sure there are no leaky faucets, and even check the water pressure. Sometimes little things like this can make a big difference to picky buyers!4. Landscaping and First ImpressionsWe all know that first impressions are immensely important. Having a well-landscaped property is key to making your luxury home desirable. If you don't use a professional landscaping service, it might be a good idea to hire one while preparing your property for sale. A few well-placed colorful additions to your landscape, and having it look well manicured can really boost that good first impression.Also, don't forget about the entryway! This is so obvious that we tend to forget all about it. Check your front doorway. Polish the handles and doorknocker, touch up the door paint if it needs it, and maybe even add a potted plant or two to make it as welcoming as possible.5. Showing Your HouseOnce you've de-cluttered, landscaped, checked all the switches, etc., GET OUT!In all seriousness, no matter how personable and friendly you are it is always a great idea to let your agent show your house without you there. You'd be surprised how many buyers feel uncomfortable when the owner is following them around the house. Your goal should be to make your potential buyers feel at home when they walk into your house. Find a local caf or do some grocery shopping and let your agent do the selling for you!These are just a few simple things that you can do to help your agent sell your luxury property as quickly as possible. Remember, make your potential buyers feel at home - do this, and you'll be surprised how much more interest your property gets!
