Maintain The Quality Of Your Roof
Regularly inspecting the roof of your home is something many of us forget to do
. However, it can be a serious thing to overlook. Maintaining your roof will make it last longer and do its job properly. When you check your roof, which you should do every spring, look for trees growing too close, loose or damaged shingles, and shingles with black streaks.
Trees cause a lot of problems for roofs. Branches can damage roofing materials when the wind knocks them against the house, and branches that have fallen can puncture the shingles. Leaves clog the gutters, which makes any water back up and flood the attic and/ or other parts of the house. It can also run down the fascia and cause some damage. If there are trees growing close to your house, make sure you trim the branches back so that there are none hanging over the roof.
Next check for missing or torn shingles. Weakened shingles can be easily blown off by the wind, and when shingles are missing, the home becomes susceptible to rot and water damage. Don't wait to fix the problem, as it will only spread and get worse. If your shingles are asphalt, you can repair them yourself. Loosen the first row of good shingles above the problem area and remove the adjacent shingles with a pry bar, thus separating the good shingles from the bad one(s). Carefully wiggle the shingle back and forth until it comes off. Replace it with a new one. If you have tile shingles, the job is more complex, and you should probably hire a professional.
If you notice black or discolored streaks on the roof, you likely have a mold, fungus, or algae problem. These grow especially on north-facing or shaded roofs when there's a lot of humidity. If the mold is not removed, it will cause the roofing material to deteriorate and leak. Trimming back tree branches will help reduce shade and increase air circulation. For a more permanent solution, however, you should clean the shingles (not with bleach but with a special cleaner) to remove the growth. Then you should install zinc strips along the roof's ridge. When it rains, the water mixes with the zinc to make zinc oxide; this runs over the shingles and provides a protective coating against mold and other growth.
The secret to an effective roofing system is its protection and maintenance. Annual inspections that check tree growth, shingle damage, and mold can ensure that your roof remains durable and sound.
