Major Highways In State To Be Improved
Road improvement works on major State and district highways will give real estate development in the vicinity a boost
Setting the ball rolling on the development of major State highways, the Government has entrusted the task of improving 21,000 km of roads to both the Karnataka Road Development Corporation Ltd (KRDCL) and the Karnataka State Highways Improvement Project (KSHIP).
Initially, 3,400 km of major district and State roads have been shortlisted for development. The works will be taken up in a month or so once the tenders under process are finalised.
Status of road works
The improvement works will initially include upgradation of 840 km of roads under the first phase with the assistance of the World Bank. The aim of the project is to improve the performance of the State's road transport network by improving road conditions and capacity, and to enhance the State's capacity to plan, develop and maintain the roads network. "There are several parameters by which we prioritise the road works," says K S Krishna Reddy, Project Director, KSHIP. "We look into all aspects of traffic use, economic returns, viability etc," he adds.
The roads have been categorised into two for engineering and contracting purposes. "The project consists of 270 km of roads under the engineering, procurement and construction (EPC) contract consisting of five packages and 570 km of roads under annuity contract consisting of four packages," informs Reddy. "We have received Rs 300 million dollars (approximately Rs 1,200 crore) from the World Bank," Reddy adds. All these roads are planned for upgradation with a 7-metre carriageway. "We have called for tenders for works on 270 km and the prequalification bid process for 570 km road works is under process and should be finalised tentatively in a month's time," he says.
Good for property market As part of the improvement plans, this project will enhance the capacity and quality of the core State highway network, provide more efficient and effective road network management and infrastructure services, and also provide safer transit on the selected routes, thereby giving the real estate sector a fillip. The Hoskote-Chintamani route is already witnessing an increase in the number of automobile spare parts manufacturing units as well as in the warehousing and logistics segment.
The Maddur-Tumkur road stretch will be taken up on a public-private partnership (PPP) basis, according to Reddy. The elevated Tumkur Road project has paved the way for an increase in warehousing and industrial activity in the areas around it, especially in Nelamangala and Goreguntepalya.
The KRDCL has planned to widen the Bangalore-Mysore highway (SH-17) from a fourlane to a six-lane road. This 151-km long tolled road is expected to be ready by 2012 and will once again put the satellite towns of Kengeri, Bidadi, Ramanagaram, Chennapatna and Maddur along its route, on the realty map.
Bidadi is already an established base for
a number of resorts, amusement parks and educational institutions. Many restaurants have sprung up on this highway providing refreshment and lodging facilities. The improvement of this highway will allow more than 26,000 pcu (passenger car units) to use this road daily.
