Im not a painter. What I am is a real estate investor. Over the last 35 years Ive owned countless rental properties, apartments, office buildings, shopping centers and warehouses.

Ive dealt with hundreds of painters. For new construction. For hundred year old buildings. And everything in between.

WHAT ABOUT MOLD, MILDEW, DRY ROT AND TERMITES?

Whenever water penetrates your home, either through the roof or through the painted surfaces, you are in for big problems.

If you have water penetration, you are almost sure to have dry rot, mold or mildew in the ceiling and walls. Sometimes it shows up as a faint discoloration or black smudging around windows, at the ceilings or baseboards.

Of course, it might just show up as a simple water stain, or it might not be visible at all. But dont kid yourself, these are serious issues.

One thing I do whenever Im having a building painted is to first go around the building with a sharp #2 pencil. I push it into the siding in random places, to see if it penetrates easily. Wood can look good, but if there is water damage, the pencil will go through the walls like they were cardboard.

The least of the problems is the damage to the walls and structural integrity of the home. Ive actually seen a roof collapse from the weakening that dry rot did to the trusses.

Most serious are the long-term health problems that many people develop over extended exposure to mold and mildew. Ive seen neurological and respiratory problems in children that have lasted for many years, all as a result of mold exposure.

Unless you are very diligent, the average painter is likely to just paint over these areas and move on. Dont let him.

He should have the skill and ability to repair minor areas that are damaged with his own crews. For larger repairs, he should have good carpenters he can go to that are skilled in this area.

Make sure you replace every single square inch of damaged wood before you paint.
