Choosing a home to rent is not an easy decision

The size of the rental property: You must be very clear about the size of rental accommodation you are looking for. Are you okay with living in a society flat or a floor of a private home? A studio apartment is great for you if you are a single working professional. On the other hand if you have a family you may need two or three bedroom apartment. College students can find roomies to share the apartment with them and split the rent. So be clear in what you want from the flat in terms of size and then see the size of the rooms, the kitchen, terrace and bathrooms. This is an individual choice and someone would be happy with a flat that has a small balcony but large kitchen while someone may want a bigger terrace.

The rent you will have to pay: You may like a certain apartment, but the rent or the safety deposit they may be asking could be higher than your budget. So always look for homes that fit in your rental budget. In New Delhi, every area has a certain average rental amount charged by homeowners. So do survey of the areas you may want to live in and get an idea of the median rents charged for the type of accommodation you want. Do not go overboard and remember the standard formula of not paying more than 25 to 30% of your income on rent.

The location of the rental property: When it comes to property, location is the key factor in determining its price. Centrally located homes are always highly priced. But what could be central to most people may be far off for you. So choose the location which suits your requirement. Choose a flat close to your office/college/market/Metro station/Bus station etc. Another check in terms of location should be to see if the property is right next to a dumping yard or a big drain or too near a manufacturing unit. All these things could make your life a living hell as you would battle with the foul smells or too much noise coming in your home. In some cases there could be a bright neon sign right across your bedroom window which could constantly blink bright light in the room all night. So do a check of these things before signing the rent agreement.

Apart from these three major factors, other things like basic amenities: the water and power supply, gas connection, parking facility, and furnishings available with the property. Keep these things in mind when you rent house in Delhi or any other city in India.
