Overages investing is a very new concept, and one that almost no real estate investors even know about

. "Investing" is a misnomer in this case, since you don't have to hold property for any length of time to make a boatload of cash from it. However, learning the basics of "overages investing" will make you returns that will beat any other form of real estate investing, and with none of the risk.

First, what are overages? Real estate overages are created when more is bid at tax sale or sheriff's sale than is owed in back debt. These overages are generally due back to the original homeowner, and he or she can collect them as easily as filling out a form or sending in a request letter. Unfortunately for them, many of these owners avoid anything to do with their taxes or mortgage once they stop paying, and miss any notification of the funds and leave them behind when they move on.

Overages investing is reuniting these owners with their funds for a finder's fee. Those who practice overages investing generally do it right alongside their tax lien or tax property investment business (and stumbled on it by accident in the process of learning their business). You can do this one of a few ways: by simply entering into an agreement to share information for a percentage; by buying the rights to the overages; or, by investing in the property and thus becoming entitled to some degree to the overages yourself.

The basic principle of overages investing? Find records of overages, find their missing owners, and offer to reunite them with their missing money (the source of which you keep secret) for a percentage. And because these funds aren't governed by state law, you can charge 50% or more, depending on the case. When it comes to real estate overages in the tens of thousands of dollars, you're looking at five-figure finder's fees per transaction.
