Parking In N.y.c. For Apartment Owners
The hustle and bustle of city life can be quite challenging
, and New York City is one of the busiest cities by far. N.Y.C is tough in many ways from searching for that perfect job to searching for the perfect parking space. One of the hardest things a New York property management company has to do is to make sure renters have ample parking. If sufficient parking can not be provided, then alternatives are a must. As a property manager, pre-researching parking space availability in the area would be considered helpful to potential tenants and a gesture that will undoubtedly be appreciated. Putting forth a little extra effort for potential clients goes a long way.
When you're looking for a place to live, you might consider finding a home for your car as well. It is important to find out up front if parking is included in your lease and where that parking space is. If parking in your complex is not an option, locate parking garages in the area. Take notes on the proximity of the parking space to your apartment, the price of parking (daily vs. monthly), the size of the parking garage, and the reputation of the lot. Take into consideration that larger companies may be more equipped to offer discounts or other types of savings over smaller, privately owned parking garages and lots. Spending a small amount of your time investigating where your vehicle will reside and how much your budget will allow, will save time and money in the long run.
If you are securing a lease and you are told you will have a parking spot in the garage or a parking space elsewhere, make sure to get it in writing. Wasting time driving in circles looking for a parking space is no way to spend your valuable time. If you don't have a written contract that includes a parking space or entitles you to a certain number of parking spots, your property manager is not obligated, morally or legally, to make sure there is availability for you. To ensure that your space remains vacant for you or your visitors, your property management company may be willing to post a sign indicating the ownership of such space.
Another option is parking on the streets of New York City. It may not be the best choice, but it is a choice. However, familiarize yourself with New York City's DOT regulations on parking. This includes on street parking regulations as well as alternate side of the street parking. Be aware of parking signs or no parking signs, fines, paring meters, etc. These parking spaces, of course, may not be so close to your residence and this should be mapped out as well. Finally, you might just decide not to drive at all and rely on walking or public transportation. Again, do the research. Remember to factor in all important information such as budget and cost, distance, convenience, and even weather. When signing a lease do not assume that it includes a parking space. If the landlord or property manager states that it is included, have it put in writing. Although parking in N.Y.C. can be an obstacle, living in the City can be rewarding and well worth the hunt for that perfect space.
