Plumbing Tips For Home Inspection
When buying a home, it is always good practice to ensure all the home`s components are in good working order, this includes the home plumbing system. Home buyers often hire a licensed home inspector when buying a home to check the home plumbing is in good standing but there are many added ways home owners themselves can check the plumbing in the new home to further validate the home plumbing is in good standing.
(1.) If the home you are buying has a large tree at the front of the house near where the building main drain line connects to the city sewer drain, double check the main drain is working properly and not clogged due to tree roots or a collapsed pipe. A video inspection of the main drain is highly recommended, which in turn could save thousands in potential repairs to the main drain plumbing line in the future.
(2.) Check all the plumbing fixtures in the home for any possible leaks. Leaky faucets and leaky fixtures can cost home owners hundreds of dollars per year if not fixed. Home fixtures to check include all bathroom basin sink faucets, all bathtub faucets, all shower faucets, all toilets, kitchen sink faucets, indoor and outdoor hose bibs, washing machine connections, laundry room faucets, any bidets present, and all other plumbing fixtures that may be in the home.
(3.) Check all plumbing drainage piping that is visible. Drain pipes should not leak, or look sweaty. Drain pipes are to be clean and dry. Scan the homes ceilings for any possible signs of water damage. If there is signs of water damage, ask what was the plumbing problem that caused the leak? Ask if the leak has been fixed and ask how was it fixed. By a professional plumber?
(4.) If there was a bathroom renovation, kitchen renovations or basement renovation done after the home was originally built, ask if the plumbing was done in accordance to all Toronto and Ontario plumbing codes and guidelines? Ask if the plumbing was done by a licensed plumber? Ventilation is one of the most important critical aspects of plumbing and needs to be done properly by a licensed plumber to prevent any possibility of harmful sewer gases releasing into the home. Following these plumbing tips when purchasing a home in the Toronto area may help to save the home owner money in costly repairs further down the road.
